Local Challenges and Conditions
Planning for Spring Site Conditions
Spring is a broad geographic designation that encompasses areas in very different watershed positions. Properties along the Cypresswood Drive and Spring Cypress Road corridor near the SH 249 interchange drain differently from properties further east near Kuykendahl Road. Gleannloch Farms, which sits on the higher ground between Spring Creek and the FM 2920 drainage divide, has a different base-depth requirement than Terranova West lots that back to Spring Creek tributary channels. We do not apply a single Spring-area specification—we assess each address against its actual watershed position, FEMA flood-zone designation, and tributary proximity before finalizing base depth and drainage outlet design. That address-level approach produces turf systems that perform correctly for their specific hydrological context rather than their zip code.
