Local Challenges and Conditions
Planning for Hempstead Site Conditions
Hempstead represents the outer edge of our service corridor—further from the Harris County infrastructure network than any other location we regularly serve. That distance means our Hempstead projects require more thorough site preparation review, because county drainage infrastructure is less developed and bar ditch conditions are more variable than properties closer to Harris County. We assess drainage outlets, ditch capacity, and soil conditions more extensively in Hempstead than in closer-in locations precisely because the consequences of an incorrect specification are harder to address quickly when the property is farther from our base of operations at Cypress. Hempstead commercial properties along US 290 are increasingly part of the regional economic corridor that extends from Houston's Energy Corridor through Cypress and Katy to the rural west, and we have served turf projects on commercial lots in that corridor that require attention to the agricultural-edge drainage geometry specific to Waller County's US 290 frontage.
